Real Estate Net Proceeds Calculator
What a seller actually walks away with after commission, costs and paying off the mortgage.

An arithmetic tool, not financial or legal advice. Lending criteria, tax treatment and tenancy law all vary by state and change regularly. Confirm anything that affects a decision with a lender, an accountant or an attorney. Commission structures have been changing and are negotiable. Transfer taxes vary from nothing to several percent depending on state and county, and in some places the buyer pays them. Prorated property taxes and any HOA transfer fees are not modelled here.

About this calculator
What do selling costs usually total?
Commonly 7% to 10% of the sale price once commission, transfer taxes, title work and typical concessions are counted. It is the main reason short ownership periods rarely pay.
Is commission negotiable?
Yes, and increasingly so. It is the largest single cost in most sales, so it is worth discussing rather than accepting as fixed.
The formula
net proceeds = sale price - selling costs - mortgage payoff
