Homeowners Insurance Calculator
Homeowners premium from home value, location risk and the limits you carry.
Result
An estimating tool, not insurance advice and not a quote. Underwriting sets real premiums on factors no calculator sees. What cover is appropriate is a question for a licensed broker. Location is by far the largest factor and has become more so: wildfire, hail and coastal wind exposure have driven sharp increases and in some areas withdrawal of cover entirely. Roof age is now a common underwriting condition in hail-prone states, sometimes with a separate percentage deductible for wind and hail.

About this calculator
Why has my premium risen so much?
Construction cost inflation raises rebuild values, and catastrophe losses have repriced whole regions. Both push premiums up independently of anything about your own house or claims.
What is a percentage deductible?
A deductible expressed as a share of dwelling cover rather than a flat amount, common for wind, hail and hurricane. On a $420,000 home a 2% deductible is $8,400, which surprises people at claim time.
The formula
premium = cover / 1000 x base rate x location factor x age factor + liability, less deductible credit
