Rebuild costs rise with construction inflation, so a policy not reviewed for several years is frequently underinsured. Flood and earthquake are excluded from standard policies and need separate cover.

About this calculator
Why is my cover higher than the market value?
Because rebuilding is not the same as buying. Land has value in the sale price and none in the rebuild, but demolition, debris removal and current code compliance all add cost that a purchase price does not reflect.
Is flood covered?
No, not by a standard homeowners policy anywhere in the US. Flood requires separate cover and it is the most common gap people discover too late.
The formula
dwelling cover = square feet x rebuild cost per square foot; premium = cover / 1000 x rate, less deductible credit
