Because most quote principal and interest only. Taxes, insurance, mortgage insurance and association dues are frequently a third of the real payment.

When does mortgage insurance stop?

On conventional loans, generally once you reach 20% equity, automatically at 22% by amortisation. On some government-backed loans it lasts the life of the loan unless you refinance.
