Real Estate Agent Split Calculator
How a commission divides between listing side, buyer side, brokerage and agent, including a cap.
Result
Commission structures are negotiable and have been changing. A capped split means the brokerage stops taking a share once you reach a threshold, after which the agent keeps everything but the transaction fee, which is why high-volume agents value caps heavily.

About this calculator
What does capping mean?
Reaching the maximum the brokerage collects from you in a year. Beyond it you keep your full side less a transaction fee, which makes the second half of a strong year far more profitable than the first.
Is the commission split at closing?
Typically the total is divided between the listing and buyer sides first, then each side splits with its own brokerage. The percentages are not standardised and are increasingly negotiated.
The formula
agent net = side commission - brokerage share (limited by the cap remaining) - transaction fee
