How much contingency should I carry?
Ten per cent on straightforward new work, and 15–20% on renovation where you cannot see behind the walls until demolition starts.
Why is cost per square foot unreliable?
Because it averages away everything that drives cost. Kitchens and bathrooms cost several times what a bedroom does per square foot, so the mix matters more than the total area.
