AC Size Calculator
Work out the air conditioner size in tons for a home, based on area and climate zone.
Result
This is a preliminary sizing estimate using industry rules of thumb. Actual equipment selection requires a room-by-room load calculation (ACCA Manual J) and duct design (Manual D) by a qualified professional, oversized equipment short-cycles, dehumidifies poorly and fails early.

About this calculator
What size AC do I need for 2,000 square feet?
In a moderate climate, typically 3 to 3.5 tons, but a well-sealed new build and a draughty 1960s house of the same size can differ by a full ton. Area alone is not enough to select equipment.
Is bigger safer?
No. An oversized system short-cycles, leaves humidity behind and wears out faster. Correct sizing matters more than extra capacity.
How many CFM per ton?
About 400 CFM per ton for typical cooling. Humid climates sometimes design closer to 350 to improve moisture removal.
