A planning estimate, not a quote. Access, the age of the equipment, what is found once it is opened up and local labour rates all move the real figure, sometimes a long way.

How the calculation works

Labour, materials and the call-out for fitting units into openings. The productive part of the estimate is time per opening rather than a job total, because openings are repeatable and a house full of similar windows goes much faster per unit than one awkward one. What the hours have to include, and frequently do not, is the water management: a sill pan or sloped sill, flashing tape lapped in the correct order, and a properly integrated weather barrier. That work is invisible when finished and is what separates an installation that lasts from one that rots the wall below it.

What moves the number

  • Time per opening rather than per job, since repetition is where the productivity is.
  • New construction flanged units against replacement units, which install quite differently.
  • Whether the weather barrier and flashing have to be integrated with existing siding, which is slower than open framing.
  • Access and unit size, because a large fixed unit needs several people to set safely.

Where this one goes wrong

Flashing order is the thing that goes wrong invisibly. Water has to be able to get out of the opening, which means the sill is flashed first and the layers lap so that anything entering above drains down and out rather than onto framing. Taping the head before the jambs, or sealing the sill solid so trapped water cannot escape, produces a window that passes a hose test and rots the wall over years. Do not rely on sealant as the water barrier: it is the last line, not the first. On existing buildings, integrating with whatever weather barrier is already there is slower than working on open framing and belongs in the hours rather than being absorbed.

Before you quote

  • Flash the sill first and lap the layers so water drains out.
  • Confirm the unit is plumb, level and square before fastening, not after.
  • Check the manufacturer's installation instructions, since warranty usually depends on them.

Questions

About this calculator

Why does flashing matter more than sealant?

Because sealant eventually fails and flashing keeps working. Correct flashing assumes water will get into the opening and gives it a path out, draining onto the weather barrier and away. A window sealed rather than flashed traps whatever gets in, and the damage appears in the framing years later rather than as a visible leak.

How long does fitting a window take?

Think in time per opening rather than per job, because similar openings repeat and the crew speeds up. The outliers are large units needing several people, awkward access, and anything where the weather barrier and siding have to be cut back and reintegrated, which is considerably slower than open framing.

Does installation affect the warranty?

Usually yes. Most manufacturers condition their warranty on installation following their published instructions, including fastener type and spacing, shimming and flashing method. Deviating can leave a failed unit uncovered, which makes reading the instructions for that product part of the job rather than optional.

These are the figures the calculator opens with. Every number in the results column below is produced by the same calculation the page runs, so you can follow it through before putting your own figures in.

About $5,767: $1,472 of labour, $4,200 of parts and a $95 call-out.

How sensitive the answer is

Holding everything else steady and changing only labour rate charged, this is what happens to estimated total. It is worth knowing which of your inputs the answer actually hinges on, and which barely move it.

Labour rate charged ($)Estimated total
$46 $5,031
$69 $5,399
$92 example above $5,767
$138 $6,503
$184 $7,239

Every other input is held at the example value while this one changes, which is not how a real job behaves. Treat it as a guide to which number matters most, not as five separate quotes.
