What is PITI?

Principal, Interest, Taxes and Insurance: the four parts of a typical monthly mortgage payment. Lenders qualify you on the full PITI figure, not just principal and interest.

How much difference does the rate make?

A great deal over 30 years. On a $336,000 loan, one percentage point is roughly $220 a month and around $80,000 across the full term.

Why is my first payment almost all interest?

Interest is charged on the outstanding balance, which is at its highest at the start. The split shifts toward principal every month. The amortization calculator shows the crossover.
