A planning estimate, not a quote. Access, the age of the equipment, what is found once it is opened up and local labour rates all move the real figure, sometimes a long way.

How the calculation works

Hours times crew times rate, plus materials, equipment and the call-out. Scope scales in steps rather than smoothly. A small isolated area of growth on a hard surface can be cleaned with ordinary precautions and a modest setup. A larger area, or growth in porous materials, calls for full containment, negative air, protective equipment and material removal, which is a different mobilisation. The published guidance distinguishes these by affected area, which is why a small patch and a wall cavity are not the same job scaled.

What moves the number

  • Affected area, which determines the level of containment and protection.
  • Whether the material is porous or a hard cleanable surface.
  • Whether occupants are vulnerable, which raises the precautions warranted.
  • Access, as crawl spaces, attics and wall cavities all slow the work.

Where this one goes wrong

Hard surfaces can be cleaned; porous materials that are colonised generally come out. Drywall, insulation, carpet and ceiling tile hold growth within the material rather than on it, and surface cleaning leaves it there to recur. Bleaching visible growth on porous material is the classic ineffective response, because it lightens the colour without removing the colonisation. On occupant health, be careful not to overstate or diagnose: mould exposure affects people differently, sensitivities vary, and health questions belong with a physician rather than a contractor. The scope decision rests on the building, not on symptoms.

Before you quote

  • Remove colonised porous materials rather than surface cleaning them.
  • Match containment to the affected area, not to the budget.
  • Refer health questions to a physician rather than advising on them.

Questions

About this calculator

Can mould be cleaned off rather than removed?

On hard, non-porous surfaces, yes. On porous materials like drywall, insulation, carpet and ceiling tile the growth is within the material rather than on it, so surface cleaning leaves it and it returns. Those materials are removed instead.

Does bleach kill mould?

It lightens the visible staining on porous material without removing the colonisation inside it, which is why bleaching a mouldy wall looks effective briefly and then fails. On hard surfaces, proper cleaning and HEPA vacuuming is the method rather than relying on a biocide.

Is a small patch of mould a big job?

Not necessarily. Guidance distinguishes by affected area, and a small isolated patch on a hard surface can be handled with modest precautions. Larger areas or growth in porous material need full containment and material removal, which is a different scale of mobilisation rather than the same job larger.

A worked example

These are the figures the calculator opens with. Every number in the results column below is produced by the same calculation the page runs, so you can follow it through before putting your own figures in.

About $4,365: $2,970 of labour, $1,300 of parts and a $95 call-out.

How sensitive the answer is

Holding everything else steady and changing only labour rate charged, this is what happens to estimated total. It is worth knowing which of your inputs the answer actually hinges on, and which barely move it.

Labour rate charged ($)Estimated total
$68 $2,891
$101 $3,617
$135 example above $4,365
$203 $5,861
$270 $7,335

Every other input is held at the example value while this one changes, which is not how a real job behaves. Treat it as a guide to which number matters most, not as five separate quotes.
