How the calculation works

Hours times crew times rate, plus materials and the call-out. Solid hardwood is normally nailed or stapled down, which needs a timber subfloor rather than concrete, and the labour includes acclimating the material, racking it for colour and length, and fitting around obstacles. If it is finished on site there is sanding, staining and coating time on top, plus days when the room cannot be used. The material cost varies enormously by species and grade, and the labour varies by board width, since wide boards move more and need more care.

What moves the number

  • Whether the finish is factory applied or done on site, which changes the labour substantially.
  • Species and grade, as the material spread between common and exotic species is large.
  • Board width, since wider boards move more with humidity and need different fixing.
  • Whether the subfloor is timber, because solid hardwood is not suited to going directly over a slab.

Where this one goes wrong

Solid hardwood is wood, so it moves with humidity, and the two consequences are acclimation and location. Material has to sit in the space long enough to reach equilibrium with it before installation, and a floor laid straight off the truck will gap in winter or cup in summer. Location matters just as much: solid hardwood is generally not recommended below grade or over a slab without a suitable system, and bathrooms and basements are where it fails. The compensation is that it can be refinished many times, which is genuinely valuable over decades and is the main argument for it against engineered. Expansion room at the walls is not optional.

Before you quote

  • Acclimate material in the space and confirm moisture content before laying.
  • Confirm the subfloor and location are suitable for solid rather than engineered.
  • Leave the specified expansion gap at every perimeter and vertical obstruction.

Questions

About this calculator

Can solid hardwood go over concrete or in a basement?

Generally not directly, and below grade is where it most often fails. Concrete transmits moisture and solid wood responds by cupping and buckling. Engineered hardwood is the usual answer for those locations because its construction is much more dimensionally stable.

Why does hardwood need acclimating?

Because it moves with humidity, and it has to reach equilibrium with the room before being fixed down. A floor laid straight from delivery will shrink and gap when the space dries or cup when it takes up moisture. Acclimation is measured by moisture content rather than by a fixed number of days.

Site finished or prefinished hardwood?

Prefinished is faster, has a factory-cured finish and the room is usable immediately. Site finished gives a seamless surface with no bevels between boards and allows any stain colour, at the cost of sanding, coating and several days of disruption and dust. Both are legitimate; the choice is disruption against appearance.

These are the figures the calculator opens with. Every number in the results column below is produced by the same calculation the page runs, so you can follow it through before putting your own figures in.

How sensitive the answer is

Holding everything else steady and changing only labour rate charged, this is what happens to estimated total. It is worth knowing which of your inputs the answer actually hinges on, and which barely move it.

Labour rate charged ($)Estimated total

$56 $3,203
$74 example above $3,527
$111 $4,193

Every other input is held at the example value while this one changes, which is not how a real job behaves. Treat it as a guide to which number matters most, not as five separate quotes.
