Garage Remodel Cost Calculator
Prices a garage conversion, where turning it into living space is a code question before a cost one.
Result
A planning estimate, not a quote. Access, the age of the equipment, what is found once it is opened up and local labour rates all move the real figure, sometimes a long way.

Hours times crew times rate, plus materials and the call-out. A garage conversion looks cheap because the shell exists, and the work is everything that makes a garage into habitable space: insulating uninsulated walls and ceiling, raising and insulating the floor, replacing the garage door opening with a wall and window, running heating and cooling, and adding the electrical a living space needs rather than what a garage had. The shell saves the foundation and roof, which is real, and the rest is a small building.
What moves the number
- Floor level and insulation, since garage slabs sit lower and slope to drain.
- Whether the opening is replaced with a wall and window or a full glazed assembly.
- Heating and cooling, which the garage almost certainly does not have.
- Whether zoning requires the parking the garage was providing.
Where this one goes wrong
Check zoning before anything else. Many jurisdictions require a dwelling to provide a set number of off-street parking spaces, and converting the garage removes them, which can make the conversion impossible or require providing parking elsewhere on the lot. Habitability requirements are the other gate: a living space needs minimum ceiling height, natural light and ventilation, emergency egress, and heating, and a garage meets none of those by default. The slab is typically below the house floor level and slopes to the door, so a level insulated floor usually has to be built over it, which eats headroom that the ceiling height requirement may not have to spare.
Before you quote
- Confirm parking requirements in zoning before pricing the conversion.
- Check ceiling height after allowing for a raised insulated floor.
- Confirm egress, light and ventilation requirements for habitable space.

Questions
About this calculator
Can I convert my garage into a room?
Often, but zoning comes first: many areas require a dwelling to provide off-street parking, and removing the garage removes it. Beyond that the space has to meet habitability requirements for ceiling height, light, ventilation, egress and heating, none of which a garage satisfies as built.
Why is the floor a problem in a garage conversion?
Because a garage slab usually sits below the house floor level and slopes toward the door, and it is uninsulated. Building a level insulated floor over it is the normal solution, and it consumes headroom, which can conflict with the minimum ceiling height required for habitable space.
Will a garage conversion add value?
It depends on the market and on whether it is done to habitable standard with permits. An unpermitted conversion can complicate a sale and may have to be disclosed or reversed, and losing a garage is a negative in some markets. A properly permitted conversion of surplus garage space usually fares better.
The formula
total = hours x people x rate + parts + call-out, then sales tax

How to use this calculator
- Hours on site (h). Enter your own figure; the page starts at 160 h.
- People needed. Enter your own figure; the page starts at 1.
- Labour rate charged ($). Enter your own figure; the page starts at $88.
- Parts and materials ($). Enter your own figure; the page starts at $11,000.
- Call-out or diagnostic fee ($). Enter your own figure; the page starts at $95.
- Sales tax (%). Leave at zero if you are quoting before tax.
The result updates as you type, so you can try a figure, see what it does to estimated total, and change it back. Nothing you enter is sent anywhere or saved.
A worked example
These are the figures the calculator opens with. Every number in the results column below is produced by the same calculation the page runs, so you can follow it through before putting your own figures in.
What goes in
| Input | Value |
|---|---|
| Hours on site | 160 h |
| People needed | 1 |
| Labour rate charged | $88 |
| Parts and materials | $11,000 |
| Call-out or diagnostic fee | $95 |
| Sales tax | 0% |
What comes out
| Result | Value |
|---|---|
| Estimated total main result | $25,175 |
| Labour | $14,080 |
| Before tax | $25,175 |
| Sales tax | $0 |
About $25,175: $14,080 of labour, $11,000 of parts and a $95 call-out.
How sensitive the answer is
Holding everything else steady and changing only labour rate charged, this is what happens to estimated total. It is worth knowing which of your inputs the answer actually hinges on, and which barely move it.
| Labour rate charged ($) | Estimated total |
|---|---|
| $44 | $18,135 |
| $66 | $21,655 |
| $88 example above | $25,175 |
| $132 | $32,215 |
| $176 | $39,255 |
Every other input is held at the example value while this one changes, which is not how a real job behaves. Treat it as a guide to which number matters most, not as five separate quotes.
