Flooring
LVP Flooring Cost Calculator
Prices luxury vinyl plank, currently the default answer for most of a house, with a few real limits.
Result
A planning estimate, not a quote. Access, the age of the equipment, what is found once it is opened up and local labour rates all move the real figure, sometimes a long way.
Get a Free Business AuditHow the calculation works
Hours times crew times rate, plus materials and the call-out. Most luxury vinyl plank is a floating click floor, so it installs quickly like laminate but with a waterproof core, which is why it has taken over so much of the market. The labour is subfloor flattening, underlayment where the product does not have it attached, and cutting. Glue-down versions exist and take longer but sit flatter and suit large commercial areas and rooms with heavy rolling loads.
What moves the number
- Click floating against glue-down, which changes both labour and how the floor behaves.
- Core type, since rigid cores tolerate subfloor imperfection better than flexible ones.
- Wear layer thickness, which is the main indicator of how long the surface lasts.
- Room size and sunlight, because a large floating field in direct sun needs attention to expansion.
Where this one goes wrong
Waterproof core does not mean waterproof floor. The planks will not swell, but water passing through the seams still reaches the subfloor and sits there, so a persistent leak under a floating luxury vinyl floor can rot a timber subfloor or grow mould while the planks look fine. Tell customers that a waterproof floor protects the floor, not the building. The other limitation is heat and movement: a floating floor in strong direct sun expands significantly, and in a large or long run it needs the manufacturer's expansion provision and sometimes a transition, or it will buckle. Heavy fixed items on a floating floor pin it and cause the same problem.
Before you quote
- Follow the manufacturer's expansion and maximum run guidance, especially in sun.
- Explain that a waterproof plank does not protect the subfloor from a leak.
- Match wear layer to the traffic rather than choosing on appearance alone.
Questions
About this calculator
Is luxury vinyl plank really waterproof?
The planks are, so they will not swell like laminate. The floor as a system is not sealed though: water can pass through the seams and sit on the subfloor, where it can rot timber or grow mould while the surface still looks fine. It is a waterproof material rather than a waterproof assembly.
Click or glue-down vinyl plank?
Click is faster, cheaper to install and easier to replace a damaged plank in. Glue-down sits flatter, handles heavy rolling loads and large areas without expansion concerns, and is the usual commercial choice. For most of a house click is the sensible default.
Why would vinyl plank buckle?
Because it is floating and needs room to expand. Strong direct sunlight, a very long run without the manufacturer's expansion provision, or a heavy fixed item pinning the field all stop that movement. The planks then have nowhere to go but up, usually at a seam in the middle of the room.
The formula
total = hours x people x rate + parts + call-out, then sales tax

How to use this calculator
- Hours on site (h). Enter your own figure; the page starts at 18 h.
- People needed. Enter your own figure; the page starts at 1.
- Labour rate charged ($). Enter your own figure; the page starts at $74.
- Parts and materials ($). Enter your own figure; the page starts at $2,100.
- Call-out or diagnostic fee ($). Enter your own figure; the page starts at $95.
- Sales tax (%). Leave at zero if you are quoting before tax.
The result updates as you type, so you can try a figure, see what it does to estimated total, and change it back. Nothing you enter is sent anywhere or saved.
A worked example
These are the figures the calculator opens with. Every number in the results column below is produced by the same calculation the page runs, so you can follow it through before putting your own figures in.
What goes in
| Input | Value |
|---|---|
| Hours on site | 18 h |
| People needed | 1 |
| Labour rate charged | $74 |
| Parts and materials | $2,100 |
| Call-out or diagnostic fee | $95 |
| Sales tax | 0% |
What comes out
| Result | Value |
|---|---|
| Estimated total main result | $3,527 |
| Labour | $1,332 |
| Before tax | $3,527 |
| Sales tax | $0 |
About $3,527: $1,332 of labour, $2,100 of parts and a $95 call-out.
How sensitive the answer is
Holding everything else steady and changing only labour rate charged, this is what happens to estimated total. It is worth knowing which of your inputs the answer actually hinges on, and which barely move it.
| Labour rate charged ($) | Estimated total |
|---|---|
| $37 | $2,861 |
| $56 | $3,203 |
| $74 example above | $3,527 |
| $111 | $4,193 |
| $148 | $4,859 |
Every other input is held at the example value while this one changes, which is not how a real job behaves. Treat it as a guide to which number matters most, not as five separate quotes.
