About $410: $250 of labour, $65 of parts and a $95 call-out.

A planning estimate, not a quote. Access, the age of the equipment, what is found once it is opened up and local labour rates all move the real figure, sometimes a long way.

How the calculation works

Hours times crew times rate, plus the appliance, venting and materials, and the call-out. A new fireplace is an appliance plus a vent system plus a hearth and surround, and the labour divides between framing the enclosure, running the vent to the outside correctly, and finishing. The venting is where the technical requirements concentrate, since the listed appliance has a specified vent system, length, and termination position, and those are conditions of its listing rather than guidance.

What moves the number

  • Appliance type, which determines the vent system entirely.
  • Vent run length and routing, including offsets and whether it goes up or out.
  • Hearth and surround construction, which has clearance requirements.
  • Whether gas or electrical supply has to be brought to the location.

Where this one goes wrong

Clearances to combustibles are the requirement that is most often compromised and most consequential, because the whole point of them is that framing close to a hot appliance or vent ignites over time rather than immediately. The listed clearances for the appliance and the vent are minimums, not suggestions, and a tight framing detail that ignores them produces a fire months or years later. Use the listed clearances and the manufacturer's installation instructions as the controlling document, because installation outside them also voids the listing and the warranty. A permit and inspection apply to this work in most jurisdictions.

Before you quote

  • Work to the appliance's listed clearances and installation instructions.
  • Use the specified vent system, not a substitute.
  • Confirm permit and inspection requirements before starting.
  • Check the termination position meets the listing and the code.

Questions

About this calculator

Can any vent be used with any fireplace?

No. A listed appliance specifies its vent system, the maximum run, allowable offsets and the termination position, and those are conditions of the listing. Substituting a different vent or exceeding the run voids the listing and can produce a genuinely unsafe installation.

Why do clearances to combustibles matter so much?

Because framing close to a hot appliance or vent does not ignite immediately, it degrades over months and years and then ignites. The listed clearances exist for exactly that reason and they are minimums rather than targets. A neat framing detail that ignores them is a future fire.

Does a fireplace installation need a permit?

In most jurisdictions yes, with an inspection, because it involves a fuel-burning appliance, venting through the building envelope and clearances to combustible construction. Those are precisely the things an inspection exists to verify, which makes it worth doing properly rather than avoiding.

A worked example

These are the figures the calculator opens with. Every number in the results column below is produced by the same calculation the page runs, so you can follow it through before putting your own figures in.

How sensitive the answer is

Holding everything else steady and changing only labour rate charged, this is what happens to estimated total. It is worth knowing which of your inputs the answer actually hinges on, and which barely move it.

Labour rate charged ($)Estimated total
$63 $286
$94 $348
$125 example above $410
$188 $536
$250 $660

Every other input is held at the example value while this one changes, which is not how a real job behaves. Treat it as a guide to which number matters most, not as five separate quotes.
