A planning estimate, not a quote. Access, the age of the equipment, what is found once it is opened up and local labour rates all move the real figure, sometimes a long way.

How the calculation works

Labour, materials and the call-out. The time is mostly not the door: it is preparing the opening and getting the frame right. A door frame has to be plumb in both planes, level at the head and square, and it is shimmed to achieve that rather than simply fastened to whatever the framing gives you. An exterior door adds a sill pan and flashing, because the threshold is the most water exposed part of a wall, and it adds weatherstripping adjustment and a threshold set at the right height to seal without dragging.

What moves the number

  • How far out of square the rough opening is, since that is shimming time.
  • Whether it is an exterior door, which brings flashing, a sill pan and weather sealing.
  • Door weight, as a solid or glazed unit needs a second person and heavier hinges.
  • Whether the opening has to be modified, which brings framing and possibly a header.

Where this one goes wrong

A door that is not plumb will not stay where you leave it, and no amount of hardware adjustment fixes it. It swings open or closed on its own, the latch does not meet the strike squarely, and the reveal is uneven. That is the work, and rushing the shimming to save half an hour produces a callback that costs more. On an exterior door, do not rely on sealant at the threshold: a sill pan under the unit gives water that gets past the weatherstripping somewhere to go, and without one the framing below takes it. If the door is on a fire rated assembly or is a required exit, the assembly, hardware and swing direction are regulated rather than a matter of preference.

Before you quote

  • Shim and check plumb in both planes before fastening off.
  • Fit a sill pan under any exterior door.
  • Confirm swing direction and hardware requirements on an exit or rated door.

Questions

About this calculator

Why does my new door swing open on its own?

Because the frame is not plumb. A door hangs from gravity, so a frame leaning even slightly makes the door drift to open or closed. It is a shimming problem rather than a hinge or hardware problem, and adjusting the hardware will not fix it. Getting the frame right is the job.

What is a sill pan and do I need one?

A formed pan under an exterior door threshold that catches water getting past the weatherstripping and directs it out. It matters because the threshold is the most water exposed part of a wall and sealant alone eventually fails. Without one, anything that gets in goes into the framing below.

How long does fitting a door take?

It depends almost entirely on the opening rather than the door. A square, sound opening with a prehung unit goes quickly. An opening that is out of square, or one that needs modifying, adds substantial shimming or framing time, and an exterior door adds flashing and weather sealing on top.

These are the figures the calculator opens with. Every number in the results column below is produced by the same calculation the page runs, so you can follow it through before putting your own figures in.

How sensitive the answer is

Holding everything else steady and changing only labour rate charged, this is what happens to estimated total. It is worth knowing which of your inputs the answer actually hinges on, and which barely move it.

Labour rate charged ($)Estimated total
$46 $5,031
$69 $5,399
$92 example above $5,767
$138 $6,503
$184 $7,239

Every other input is held at the example value while this one changes, which is not how a real job behaves. Treat it as a guide to which number matters most, not as five separate quotes.
