A planning estimate, not a quote. Access, the age of the equipment, what is found once it is opened up and local labour rates all move the real figure, sometimes a long way.

How the calculation works

Hours times crew times rate, plus materials and the call-out. Area is the deck surface plus the railings, and railings take disproportionate time for their square footage because of all the edges and spindles. Prep is a major part of the hours rather than a preliminary: a deck holds dirt and grows mildew, old failing finish has to come off, and the surface has to be dry before anything is applied. Skipping prep on a deck shows faster than anywhere else because of the exposure.

What moves the number

  • Railing and spindle count, which takes far longer per square foot than the deck floor.
  • Condition of the existing finish, since stripping a peeling deck is slow work.
  • Whether a solid film finish or a penetrating stain is used, which changes both life and failure mode.
  • Drying time and weather, because a deck has to be genuinely dry and stay dry after coating.

Where this one goes wrong

A deck floor is a horizontal surface that is walked on, rained on and sits in the sun, which is the hardest combination any coating faces, so expectations need setting honestly. Film forming finishes such as paint and solid stain look good initially and eventually peel, which then requires stripping rather than recoating. Penetrating stains wear rather than peel, look less uniform and are far easier to refresh. Neither is wrong, but a customer who chooses paint for a deck floor should know it will need stripping one day. Moisture is the other constant: coating a deck that is not dry, or before rain, traps water and guarantees early failure.

Before you quote

  • Confirm the deck is dry, and check the forecast, before coating.
  • Price railings separately, since they take longer per square foot than the floor.
  • Explain the difference between a film finish that peels and a stain that wears.

Questions

About this calculator

Should a deck be painted or stained?

Paint and solid stain form a film that looks uniform and eventually peels, which means stripping rather than recoating. Penetrating stain wears away instead, looks less even and is much easier to refresh. On a walked-on horizontal surface, the easier maintenance of a penetrating stain is usually the better trade.

Why does deck finish fail so quickly?

Because a deck floor is horizontal, so water sits on it, it takes full sun, and it is abraded by foot traffic. That is the worst combination for any coating. Vertical surfaces on the same house last several times longer with the same product.

How much of the job is preparation?

A large share. Cleaning off dirt and mildew, removing failing finish and letting the timber dry properly can take as long as applying the coating, and none of it can be skipped without the finish failing early. A quote that looks cheap has usually left the prep out.

A worked example

These are the figures the calculator opens with. Every number in the results column below is produced by the same calculation the page runs, so you can follow it through before putting your own figures in.

About $3,655: $1,560 of labour, $2,000 of parts and a $95 call-out.

How sensitive the answer is

Holding everything else steady and changing only labour rate charged, this is what happens to estimated total. It is worth knowing which of your inputs the answer actually hinges on, and which barely move it.

Labour rate charged ($)Estimated total
$39 $2,875
$59 $3,275
$78 example above $3,655
$117 $4,435
$156 $5,215

Every other input is held at the example value while this one changes, which is not how a real job behaves. Treat it as a guide to which number matters most, not as five separate quotes.
