A planning estimate, not a quote. Access, the age of the equipment, what is found once it is opened up and local labour rates all move the real figure, sometimes a long way.

How the calculation works

Hours times crew times rate, plus materials and the call-out. The cost splits roughly between substructure and surface, and the substructure is where the hours are: footings dug and poured below the frost line, posts and beams, and joists at the spacing the decking requires. The decking itself goes down comparatively quickly. Guards, stairs and railings are a substantial additional portion that is easy to underquote, because a deck above a certain height needs a compliant guard and stairs need consistent rise and run with their own handrail.

What moves the number

  • Height above grade, which determines whether guards and stairs are needed and how tall the posts are.
  • Footing count and depth, set by the frame layout and the local frost line.
  • Decking material, since the surface can range from treated timber to composite at several times the cost.
  • Whether the deck attaches to the house, which brings the ledger detail and its flashing.

Where this one goes wrong

The ledger connection is the one to get right. A deck attached to a house is held on by that connection, and nailed ledgers and ledgers fixed into sheathing rather than framing are the documented cause of deck collapses, which happen when the deck is loaded with people. Ledgers are through bolted or lagged into the rim joist to a specified pattern, and they are flashed so water does not sit behind them and rot the rim. A freestanding deck avoids the issue entirely and is sometimes the better answer. Guard height and baluster spacing are also code requirements aimed at stopping children falling through, and stair rise and run consistency is a genuine trip hazard rather than a finish issue. Excavation for footings needs a utility locate first.

Before you quote

  • Bolt or lag the ledger into framing to the specified pattern, never nail it.
  • Flash the ledger so water cannot sit behind it.
  • Build guards and baluster spacing to the adopted code, and keep stair rise consistent.
  • Arrange a utility locate before digging footings.

Questions

About this calculator

Why is the ledger board so important on a deck?

Because it is what holds the deck to the house, and failures there are the documented cause of deck collapses under load. It has to be bolted or lagged into the house framing to a specified pattern, not nailed and not fixed only into sheathing, and it has to be flashed so water does not rot the rim joist behind it.

Do I need a permit to build a deck?

Commonly yes, and the inspection usually looks hardest at the footings, the ledger connection and the guards, which are the safety critical parts. Building without one risks having to expose or alter completed work, and it can complicate a later house sale.

How deep do deck footings need to be?

Below the local frost line, which varies a great deal by region, so that freezing ground cannot lift them. A footing set too shallow will heave, and a heaved footing racks the frame and distorts the deck. The frost depth requirement is local and worth confirming rather than estimating.

What does a deck railing have to comply with?

Guards are required above a certain height, at a minimum guard height, with baluster spacing small enough that a small child cannot pass through, and they have to resist a specified load. Stairs need a handrail and consistent rise and run. These come from the adopted code and are checked at inspection.

These are the figures the calculator opens with. Every number in the results column below is produced by the same calculation the page runs, so you can follow it through before putting your own figures in.

How sensitive the answer is

Holding everything else steady and changing only labour rate charged, this is what happens to estimated total. It is worth knowing which of your inputs the answer actually hinges on, and which barely move it.

Labour rate charged ($)Estimated total
$39 $2,875
$59 $3,275
$78 example above $3,655
$117 $4,435
$156 $5,215

Every other input is held at the example value while this one changes, which is not how a real job behaves. Treat it as a guide to which number matters most, not as five separate quotes.
